Property Rules

Strictly no smoking and no pets / No groups of young adults under 25 permitted / We do try to keep the photographs and descriptions up to date, however, furnishings, the layout and décor can sometimes change before information is updated here. The information provided is a guideline only / On public holidays there is no maid service / AL/171065.

Please note, when booking pool heating the water temperature is dependent on the weather. If the weather is windy, raining and/or the evenings are colder this may mean the pool heating won’t be as effective. In any case, we advise the use of the pool cover to help maximize heat retention when the pool isn’t being used. We cannot guarantee the temperature of the water.

The booking fee is charged by the manager in charge of the property to cover administrative costs through the booking process (including the processing of guest data and tourist tax) pre and post holiday.  The charge is £100 (non refundable) and is to be paid with the balance of your holiday.

From 01 November 2024 a Mandatory tourist tax is charged to guests by the local council and must be paid before entry into Portugal. For arrivals between the 01 April – 31 October the charge is €10 per person and from 01 November – 31 March the charge is €5 per person. The charge is for each person 16 years and older at the time of travel and is due 10 weeks before arrival along with the balance payment for your holiday.

Cancellation Policy

Deposit is non-refundable.

50 % of the stay is refunded for cancellations done prior than 57 – 69 days before arrival day.

25% of the stay is refunded for cancellations done prior than 43 – 56 days before arrival day.

The full amount is retained for cancellations within 42 days.
