Property Rules

Strictly no smoking and no pets / No groups of young adults under 25 permitted / We do try to keep the photographs and descriptions up to date, however, furnishings, the layout and décor can sometimes change before information is updated here. The information provided is a guideline only / On public holidays there is no maid service. Please note, when booking pool heating the water temperature is dependent on the weather. If the weather is windy, raining and/or the evenings are colder this may mean the pool heating won’t be as effective. In any case, we advise the use of the pool cover to help maximize the heat retention when the pool isn’t being used. We cannot guarantee the temperature of the water and it will be only stay a few degrees above the outside temperature.

From 01 November 2024 a Mandatory tourist tax is charged to guests by the local council and must be paid before entry into Portugal. For arrivals between the 01 April – 31 October the charge is €10 per person and from 01 November – 31 March the charge is €5 per person. The charge is for each person 16 years and older at the time of travel and is due 14 days before arrival along with the refundable damages deposit.

Cancellation Policy

For cancellations made more than 70 days prior to departure, only the deposit will be retained. / Between 56 – 69 days prior to departure, 50% of your holiday cost will be retained. / Between 48 – 55 days prior to your departure, 75% of your holiday cost will be retained. / Between 15 – 47 days prior to departure, 95% of your holiday cost will be retained. / Between 0 – 14 days prior to departure, 100% of your holiday cost is forfeited.
