    Property Rules

    Strictly no smoking and no pets.

    No groups of young adults under 25 permitted.

    We do try to keep the photographs and descriptions up to date, however, furnishings, the layout and décor can sometimes change before information is updated here. The information provided is a guideline only.

    On public holidays there is no maid service.

    Maid service is provided for stays of 7 nights or more.

    Please note, when booking pool heating the water temperature is dependent on the weather. This pool doesn’t have a pool cover which will affect maintaining the heat in the pool, especially if the weather is windy, raining and/or the evenings are colder. We cannot guarantee the temperature of the water.

    Extra utilities charge Nov- March

    From 01 November 2024 a Mandatory tourist tax is charged to guests by the local council and must be paid before entry into Portugal. For arrivals between the 01 April – 31 October the charge is €10 per person and from 01 November – 31 March the charge is €5 per person. The charge is for each person 16 years and older at the time of travel and is due 14 days before arrival along with the refundable damages deposit.

    Cancellation Policy
    In the event of cancellation 16 weeks or more before arrival, the deposit is refundable.
    If cancellation is less than 16 weeks prior to arrival no refund of the deposit is payable.
    If cancellation is less than 8 weeks prior to arrival no refund of full payment is payable.
